随着计算机、网络技术的快速发展及普及，现代信息技术在小区物业管理中得到了广泛的应用，有效提高了小区物业管理工作效率。物业维修是小区物业管理中的主要业务之一，伴随着房地产业的发展，小区维修工作的工作量、复杂性也不断增加，传统的小区物业维修管理方式逐渐无法满足小区物业的发展需求。另一方面，社交网络在互联网发展潮流中得到迅速发展，为人们的沟通互动提供了便捷的途径和渠道。 本文从小区物业管理现状出发，概述了国内外小区物业管理系统研究现状，在此基础上，结合新浪微博开放平台、Android平台、MySQL数据库等技术以及物业维修业务需求，提出了一种基于社交网络的维修办公终端软件设计方案，基于Android智能手机平台，调用新浪微博平台开放的应用接口，利用新浪所提供的SAE（Sina APP Engine）架构，分别设计了基于社交网络的物业维修办公系统的管理端和业主及维修工移动客户端软件，实现了小区物业维修办与维修工、业主三者间的快速便捷通信，满足了物业维修实时处理、跟踪、查询等业务需求。分别在PC机和Android智能手机上，对系统管理端和客户端软件的功能和性能进行了测试，测试结果表明，本研究中所设计开发的软件功能良好，基本达到预期目标，有较高的可行性和可操作性。

Property repair is one of the main business district property management, with the development of the real estate, workload, complexity of cell repair work is also increasing, the traditional residential property repair management mode gradually cannot meet the requirements of the development of residential property. On the other hand, the social network has been developed rapidly in the Internet development trend, and provides ways and channels for communication and interaction of people convenient. The article is based on management of residential property, summarizes the domestic and overseas research status of residential property management system, on this basis, combined with the Sina micro-blog open platform, Android platform, MySQL database technology and property repair business needs, the paper proposed a design scheme of repair office terminal software based on social network, intelligent mobile phone based on Android platform, application interface call Sina micro-blog open platform, the use of sina provided by SAE (Sina APP Engine) architecture, designed respectively the property repair office system of the social network management terminal and the owners and repair work based on mobile client software, realizes fast and convenient communication residential property repair and repair work, the owners do among the three, meet property repair real-time processing, tracking, query and other business needs. Respectively in PC and Android intelligent mobile phone, the functions and performance of the system management server and client software are tested, the test results show that, in this study, the design and development of the software function is good, basically reached the expected target, has feasibility and operability.
