2017年以来全国各个城市相继出台了区域史上最严调控政策,房地产企业的生存状况愈加艰难。而与之相对的是我国房地产企业的成本控制模式仍然采用以往的粗放式成本控制方法,由此带来房地产企业的成本控制精细度不足,时效性较差,难以实现企业预定的成本控制目标。本文以房地产企业的成本控制体系为研究对象,提出了BIM和ERP协同于成本控制的管理理念,构建了针对房地产企业的BIM-ERP系统成本控制体系。
本论文主要研究工作集中在以下五个方面:一是,在分析房地产企业成本控制主要问题和房地产项目成本构成的基础上,认为房地产项目成本控制和企业成本控制的区别主要集中在控制机制和控制战略两个方面。二是,提出了将BIM和ERP协同于房地产企业成本控制的理念,通过从技术层面、成本指标达成层面和人员素质层面进行分析,得到了BIM和ERP系统可以在房地产企业成本控制方面协同工作的结论。三是,通过问卷调查对三个标杆房地产企业从投资立项、设计管理、施工招标、项目施工以及竣工结算五个阶段总结了房地产企业现阶段成本控制的缺陷,得出了对于房地产企业成本控制影响程度较强的十一个因素以及三个标杆房地产企业成本控制的优劣势。四是,结合标杆房地产企业的成本控制优劣势,从目标成本管理、招标采购管理、项目质量管理、资金运营管理以及产品营销管理五个方面构建了基于BIM-ERP系统的房地产企业成本控制体系。五是,将BIM-ERP系统下的成本控制体系应用于XY房地产企业海棠湾项目,验证了体系的应用价值,分析了应用过程中的成果与不足,并对体系提出了改进建议。
本论文的研究成果对于新形式下房地产企业成本控制体系改进,增强企业管理效率具有一定的理论意义和实用价值。

Since 2017, the most stringent regulation and control policies in the history of the region have been promulgated in various cities throughout the country, and the living conditions of real estate enterprises are extremely difficult. On the contrary, the cost control mode of real estate enterprises in China still adopts the extensive cost control method in the past, which leads to the poor precision and timeliness of cost control, low management efficiency and difficulty in realizing the development strategy and operating indicators of enterprises. This paper takes the cost control system of real estate enterprises as the research object, puts forward the management idea of BIM and ERP cooperating with cost control, and constructs the cost control system of BIM-ERP system for real estate enterprises.
The main research work of this paper focuses on the following six aspects:
Firstly, Based on the analysis of the main cost control problems of real estate enterprises and the cost composition of real estate projects, it is concluded that the differences between cost control of real estate projects and cost control of enterprises mainly lie in two aspects: control mechanism and control strategy. Secondly, the idea of synergizing BIM and ERP in cost control of real estate enterprises is put forward exploratively. Through the analysis from the technical level, cost index reaching level and personnel quality level, the conclusion that BIM and ERP system can work together in cost control of real estate enterprises is obtained. Thirdly, Through questionnaires, this paper summarizes the shortcomings of cost control of real estate enterprises at the present stage from five stages of investment, project establishment, design management, construction bidding, project construction and completion settlement, and draws 11 factors that have strong influence on cost control of real estate enterprises, as well as the advantages and disadvantages of cost control of real estate enterprises with three benchmarks. Fourthly, combining the advantages and disadvantages of cost control of benchmarking real estate enterprises, the cost control system of real estate enterprises based on BIM-ERP system is constructed from five aspects: target cost management, bidding and purchasing management, project quality management, capital operation management and product marketing management to ensure the realization of cost control objectives and operating indicators of real estate enterprises. Fifthly, through the application of BIM-ERP system cost control system in Haitangwan project of XY real estate company Hainan Company, the application value of BIM-ERP cost control system is verified. the achievements and shortcomings in the application process are analyzed, and suggestions for improvement of the system are put forward.
The research results of this paper have certain theoretical significance and practical value for improving the cost control system of real estate enterprises under the new form and enhancing the efficiency of enterprise management.
