传统建筑项目粗放的建造和管理模式存在弊端,难以满足城镇化、住宅产业化及社会可持续发展的需求,装配式建筑以其环保、节能、质量高等优点成为了顺应发展的重要建筑形式。但我国装配式建筑发展进程缓滞、优势突出不明显,这与过多延用传统建造管理模式不无关系。实施精益建造管理对于提升装配式建筑项目建造效率、实现项目高效增值具有重要作用,则精益建造管理的水平能够在一定程度体现项目的建造和增值效率,反映出建造过程中存在的管理问题。因此,对装配式建筑项目精益建造管理水平进行评价研究意义深远。
本文在阐述背景、剖析现状、综观国内外相关领域研究的基础上,论述了研究现状和研究意义;对装配式建筑项目的基本特点与建造流程,精益建造管理基本概念、核心思想、相关理论进行了阐述;基于评价指标确定原则、相关理论与文献以及实践调研,从建造全过程角度确定了包含5个一级评价指标及26个二级评价指标的装配式建筑项目精益建造管理水平初始评价指标体系;通过对初始指标重要性问卷调查结果进行信度、效度检验实现评价指标筛选,确立了包含5个一级评价指标及23个二级评价指标的最终评价指标体系;在对常用评价方法及权重确定方法对比与选择的基础上,构建了以云模型为评价方法,以AHP-熵权法综合赋权法为权重确定方法的评价模型,并阐述了评价模型的实现步骤;以H项目为例对构建的评价模型进行实证分析,在确定H项目精益建造管理水平及各个建造阶段精益建造管理水平的同时验证了评价模型的适用性与可行性,并在研究与实证分析结果的基础上给出了提升装配式建筑项目精益建造管理水平的建议,为装配式建筑项目实施精益建造、提升精益建造管理水平提供借鉴价值,同时推进装配式建筑的快速稳定发展。

The extensive construction and management model of traditional construction projects has drawbacks, and it is difficult to meet the needs of urbanization, housing industrialization and social sustainable development. Therefore, the prefabricated building with the advantages of environmental protection, energy-saving and high quality has become an important architectural form that conforms to development.However, the development process of prefabricated building in China is slow and the advantages are not obvious. It is due to the excessive extension of traditional construction management methods. Implementing lean construction management plays an important role in improving the efficiency of construction of prefabricated building projects and achieving efficient value-added projects.The level of lean construction management can reflect the construction and value-added efficiency of the project to a certain extent, reflecting the management problems in the construction process.Therefore, it is of great significance to evaluate the lean construction management level of prefabricated building projects.
Based on the background, the analysis of the current status and the research on related fields at home and abroad, this paper discusses the research status and research significance.It expounds the basic characteristics and construction process of the prefabricated construction project, the basic concepts, core ideas and related theories of lean construction management.Based on the evaluation index determination principle, relevant theories and related research and practice research,the initial evaluation index system of lean construction management level of prefabricated building projects including 5 first-level evaluation indicators and 26 second-level evaluation indicators was determined from the perspective of construction. Through the reliability and validity test of the initial indicator importance questionnaire results, the indicators were screened, and finally the final evaluation index system including 5 first-level evaluation indicators and 23 second-level evaluation indicators was established. Based on the comparison and selection of commonly used evaluation methods and weight determination methods, the evaluation model constructed by using the cloud model as the evaluation method and the AHP&Entropy weight method comprehensive weighting method as the weight determination method. The implementation steps of the evaluation model are described.Finally, taking the Project H as an example to empirically analyze the constructed evaluation model. While determining the lean construction management level of project H and lean construction management level of each construction stage, the applicability and feasibility of the evaluation model were verified.Based on the results of research and empirical analysis, the paper puts forward suggestions for improving the lean construction management level prefabricated building projects, providing reference value for implementing lean construction and upgrading lean management level for prefabricated building projects. In addition, it can also promote the rapid and stable development of prefabricated building.
