当前，随着经济社会的发展，人们生活水平的日益提高，房地产市场得到了快速发展，住宅小区已经成为居民安家置业的首选。小区物业管理的水准与质量直接关系到小区居民日常生活。建立一个高水准、规范化、高效率、高质量、低成本的小区物业管理系统具有重大的社会意义和经济价值。 本文在分析了物业管理系统发展现状的基础上，结合云计算理论及技术、SNS开发技术和实际业务的需求，提出了一种基于云计算的小区物业维修管理系统。实现了维修服务，即小区维修业务流程的实现和分级查询、业务流程的实时处理和实时跟踪，满足了维修服务过程可控、可即时查询、历史可追溯的业务需求。维修服务节省了大量的人力和物力资源，使得物业维修服务方便快捷和更加人性化。 　　　本文对基于云计算的小区物业维修管理系统进行了整体设计，分别设计了维修办云管理平台、业主和维修工终端软件，完成各部分之间维修业务数据的传输。本课题从云服务提供商租用所需的IaaS服务，选择GAE为开发平台，按功能需求设计实现了一个SaaS模式维修办云管理平台，选择新浪微博作为SNS二次开发工具，按功能需求设计实现了业主和维修工移动客户端，并对系统的各个功能和性能进行测试，测试结果表明本系统满足了小区物业维修管理需求，达到了预期设计目标。

At present, with the development of society and economy, the increasing of people's living standard and the real estate market got rapid development, the residential district has already become resident’s choice for home buyers. Residential property management level and quality is directly related to community resident’s daily life. To establish a high standard, high efficiency, high quality and low cost of community property management system has a great social significance and economic value. 　　　The paper put forward a community property maintenance management system based on the cloud computing and social networking,this system combined the cloud computing theory and technology,social network technology and the actual needs of the business. The system achieved the function of maintenance and repair,including the impletation of the repaired process,hierarchical query,the real-time process and tracking of the business path,satisfied the needs of the maintenance service process control, real-time query, history goes back business requirements.The system have a large number of advantages that not only save a large amount of manpower but also material rescources which makes the repair services more convenient and more human. 　　　In this paper, the author designed the whole community property maintenance management system based on cloud computing and social networking services,which include cloud management platform,the mobile phone terminal software,the business data transmission parts.The topic hired the cloud Iaas service from the cloud service providers,choose GAE as a development platform,then implements a SaaS model according to the functional requirements.The system choose sina microblog as a social network development tool,designe and implements the mobile phone terminal software according to the functional requirements and mechanical mobile clients need.At last,the engineer test the function of each parts and the test results showd that the system is feasible.
