摘 要 　　　建筑节能对缓解能源危机、改善环境具有重要意义。房地产业是建筑业的重要组成部分，对其产品开展节能品质管理是提高房地产开发整体品质的重要一环。 　　　本文在分析地产开发项目品质现状的基础上，结合其建设特点和现阶段的建筑节能要求，提出房地产开发项目品质及节能品质的概念，通过房地产开发项目的品质驱动力分析、房地产开发项目节能管理现状及存在问题的分析，指出对房地产开发项目进行节能品质管理是加速我国建筑节能事业发展的重要一环。论文借鉴最新《固定资产投资项目节能评估工作指南（2012年本）》，建立了房地产开发项目的节能品质分析体系，从项目概况、项目建设方案、项目节能方案等方面细化了地产项目节能品质的评价指标，并以西安某地产项目为例，通过全面分析与计算，评价其节能效果和项目能源利用状况。 　　　通过研究，本文认为地产开发项目的节能品质是项目整体品质的重要组成部分，是地产项目可持续开发的基础。地产项目的节能品质管理应以全寿命周期管理理论为指导，通过项目前期的精心策划、项目实施中的动态控制和项目运营期的精细化管理，实现项目节能品质与投资效益、业主利益的高度统一。
