我国建筑能耗总量逐年上升,已建房屋有400亿平方米以上属于高耗能建筑,潜伏巨大能源危机,与建筑有关的环境污染也不容忽视。“绿色建筑”作为我国一个高新产业,是我国现在以及未来重要的发展方向。国内外对绿色建筑已经作了大量的研究,但是这些研究大多围绕着绿色建筑的环境评估等方面展开定性分析,很少对绿色建筑的经济效益、社会效益、环境效益进行综合研究。在追求利润最大化的市场经济背景下,经济因素是影响绿色建筑推广的关键所在。在传统的成本效益评价体系下,受到政策导向不明确、技术水平不发达、市场信息不对称、风险因素不确定等因素的影响,导致初始投资较高的绿色建筑不被开发商所看好。
本文试图从全寿命周期成本角度出发来全面客观地评价绿色建筑的成本与效益。首先对绿色建筑的评价指标进行了完善,由经济效益指标延伸到经济效益、社会效益、环境效益三个综合指标;具体介绍了各种评价指标的量化方法以及几种简单实用的绿色建筑成本效益综合评价方法;运用了消费者需求理论对绿色建筑的需求和供给进行分析,说明随着人民收入和消费水平的提高,绿色建筑的需求潜力会逐步变大,可以作为房地产业新的投资方向;通过对一个绿色建筑的实例进行成本—效益分析,得出的定量化结果能让人们清楚地认识到发展绿色建筑的真正价值。本文对绿色建筑的成本-效益分析将有利于房地产开发企业转变观念,主动推广绿色建筑,从而推进建筑行业的环保进程,惠及社会,造福后代。

Total consumption of building energy is rising in our country year by year, those who had built more than 40 billion square meters belong to the energy-consuming building, has huge latent energy crisis, and related environmental pollution also not allow to ignore. "Green building" as a new industry in China, is important development direction in the future. At home and abroad have made a lot of research on green building, but most of these studies around the green building environmental assessment and other aspects of qualitative analysis, seldom on the economic benefits of green building for integrated research, social benefits and environmental benefits. In the pursuit of profit maximization under the background of market economy, the economic factors are the key in the popularization of green building. Under the traditional cost benefit evaluation system, policy guidance is not clear, the technology is not developed, market information asymmetry, and the influence of uncertain factors such as risk factors, lead to high initial investment of the green building by developers don't look good.
This article attempts from the perspective of life cycle cost to fully objectively evaluate the costs and benefits of green architecture. First to perfect the green building evaluation index ,by economic benefit index to economic benefits, social benefits and environmental benefits three comprehensive indexes; Specific introduced the quantitative method and several simple and practical green building cost effective comprehensive evaluation method; Using the theory of consumer demand for green building supply and demand analysis, shows that with the improvement of people's income and consumption level, demand potential of green building will gradually get bigger, can be used as a real estate industry of new investment direction; By the example of a green building cost - benefit analysis, the quantified results can make people clearly realize the true value of the development of green building. In this paper, the cost-benefit analysis of green building will be good for real estate development enterprise changing ideas, actively promoting green building, so as to promote the environmental protection process of the construction industry, benefit the society, the benefit of future generations.
