地铁的发展已经有140多年的历史,而在我国建设起步晚,发展较快,随着城市化进程的日益加快,我国地铁建设已进入了新的高潮阶段。北京、上海、广州、天津、深圳、大连、长春、武汉、南京、西安等10余个城市地铁干线己相继投入运营。地铁的高通达性将改变人们的工作生活方式,引导城市规划导向,促进城市房地产业的发展,地铁建设对城市房地产业发展的影响是一个很值得研究的课题。本文以开发商的角度研究地铁建设对房地产开发的影响,着眼于西安的实际情况,通过建立交通时间模型、特征价格模型、采用横向和纵向对比分析法,研究西安地铁二号线对沿线房地产开发利益的影响范围、销售价格的增值幅度、开发类型的比例分配等,并结合实地调研数据进行实证分析,计算出了西安地铁二号线对沿线房地产影响的范围、增值的幅度和各类型开发的比例,验证并得出地铁建设与房地产开发之间所存在的内部关系;在探讨地铁与房地产开发的互动影响关系的基础上,就如何充分利用地铁的优势有针对性的对房地产进行精确开发给出对策和建议。

The subway has 140 years of history, but started late in China's construction and fast development. With the ever-accelerating process of urbanization, the subway construction in China has entered a new stage of climax. Beijing, Shanghai, Guangzhou, Tianjin, Shenzhen, Dalian, Changchun, Wuhan, Nanjing, Xi'an, more than 10 city subway lines has been put into operation. The high accessibility of the subway will change people's lifestyle, and guide urban planning oriented to promote the development of urban real estate. Subway construction of urban real estate development is a subject worthy of study. This paper focuses on the study of subway construction on the real estate development to the developer's point of view. For the actual situation of Xi'an, through the establishment of the travel time model and the hedonic price model to study the Xi'an Subway Line on the scope of the interests of real estate development along the value-added margins of the sales price and the proportion of developing type distribution, with horizontal and vertical comparative analysis. Empirical analysis combined with field survey data, calculated the proportion of Xi'an Subway Line range of real estate along the value-added amplitude and various types of development, validation and draw the internal relations between the subway construction and real estate development; Based on interaction between the subway and real estate development, this paper gives accurate strategies and recommendations for estate development on how to fully use the subway advantage.
