房地产行业的快速发展给物业服务行业带来了良好的机遇,同时也带来了新的挑战。城市化进程的加快使得楼盘由城市中心向郊区扩展,而郊区的新建小区往往存在配套不完善,突发状况不断发生等问题,物业服务企业在应对这些问题上的能力不足导致业主对物业服务质量感到不满。H物业公司就是一个典型的面临以上种种问题的公司,要想在激烈的市场竞争中求得生存和发展,就要认清自身的不足与优势,改进不足,发挥优势,提升服务质量以赢得业主认可。 鉴于以上背景和必要性,本文以物业服务的相关理论为基础并结合H物业公司的实际情况,通过专家讨论法和业主座谈法确定了评价指标,构建了业主满意度测评指标体系并用层次分析法对各指标进行了赋权。然后以测评指标体系为基础设计了调查问卷并对该公司物业服务的业主满意度进行了调查,对调查结果进行统计分析后,运用模糊综合评价法对该公司物业服务的具体满意度和综合满意度进行了评价。最后根据测评结果提出了提升业主满意度的对策与建议。 本文通过构建业主满意度测评体系,建立了对H物业公司业主满意度的规律性认识,为解决该公司面临的问题提供了理论上的支持。通过对业主满意度的调查结果进行分析,帮助该公司发现了物业服务工作中存在的问题,并针对发现的问题提出了提升业主满意度的对策与建议。这样可以提升该公司物业服务的水平,使以后的工作开展更加顺利。 |

The rapid development of the real estate industry has brought both good opportunities and new challenges to the property service industry. The acceleration of the urbanization process makes the real estate expand from the center of the city to the suburbs. The new residential areas in the suburbs often have problems such as imperfect supporting facilities and unexpected situations. The lack of ability of property service enterprises to deal with these problems leads to the owners' dissatisfaction with the property service quality. H property company is a typical company facing the above problems. In order to survive and develop in the fierce market competition, it is necessary to recognize its own shortcomings and advantages, improve its shortcomings, give full play to its advantages, so as to improve its service quality to win the recognition of the owners. In view of the above background and necessity, based on the relevant theories of property services, combined with the actual situation of H property company, this paper determines the evaluation indexes through expert discussion and owner discussion, constructs the evaluation index system of owner satisfaction and empowers each index with AHP. Then, based on the evaluation index system, a questionnaire is designed and the satisfaction of the owners of the company's property services is investigated. After the statistical analysis of the survey results, the fuzzy comprehensive evaluation method is used to evaluate the specific and comprehensive satisfaction index of the company's property services. Finally, according to the evaluation results, this paper puts forward countermeasures and suggestions to improve the satisfaction index of the owners. In this paper, through the construction of the owner satisfaction evaluation system, the regular understanding of the owner satisfaction of H property company is established, which provides theoretical support for solving the problems faced by the company. Through the analysis of the survey results of the owner's satisfaction, it helps the company to find out the problems in the property service work, and puts forward countermeasures and suggestions to improve the owner's satisfaction. This can improve the level of the company's property services, so that the future work can be carried out more smoothly. |
