改革开放以来,我国的城镇化发展水平得到快速提高,现处于快速发展阶段,潜力和发展空间十分巨大;而我国房地产业虽然历史进程较短,但目前它俨然已经成为我国国民经济发展的重要支柱和城市发展的重要载体;因此,研究城镇化与房地产业的成长协调性,对于推动经济的增长应具有重要的意义。 立足于当前我国城镇化和房地产业的实际发展现状,本文通过梳理国内外关于城镇化和房地产业关系研究的理论研究成果,对我国城镇化与房地产业发展的关联影响进行深入分析,进而构建两者关系的理论模型;在此理论分析的基础上,从以下两个方面对两者的关联性进行分析:横向方面,选取我国2014年31个省市城镇化与房地产业的多个指标作为研究对象,利用SPSS17.0软件用因子分析的方法提取出城镇化和房地产业的综合指标及综合排名,然后计算出城镇化五个指标对房地产业综合指标直接通径系数和间接通径系数以及房地产业的七个指标对城镇化综合指标的直接通径系数和间接通径系数,就此得出直接影响程度和间接影响程度;以时间序列的纵向方面,采用Eviews软件,立足于我国1995~2014年的经济数据指标,选取城镇人口比重反映城镇化发展水平,房地产开发投资额反映房地产业发展水平,通过平稳性检验、协整检验和格兰杰因果检验分析城镇化与房地产业的因果性。最后,依据于上述分析所得出的结论,立足城镇化与房地产业发展现状,针对两者之间的协调发展提出可行的建议。

Since the reform and opening up,the level of urbanization has achieved rapid increase in China,also is in the stage of rapid development,and the potential and development space is enormous;Although the historical process of China's real estate is short,it have become an important pillar of our national economy and an important carrier of urban development;Therefore,it is important to study the related impact between urbanization and real estate to stimulate economic growth. Based on the background of actual current development situation of urbanization and real estate,through theoretical research results at home and abroad on the study,the paper analyses the related impact of urbanization and real estate for the purpose of building a theoretical model of between the two.On the basis of theoretical analysis,the paper gets the analysis from both horizontal aspects and vertical aspects:horizontal aspects;The paper selects targets from 31 provinces and indicators of urbanization and real estate in our country as the research objects in 2014 by the use of SPSS17.0 and the method of factor analysis to extract the comprehensive index and Ranking;Then in order to obtain a direct and indirectly impact degree,the paper calculates direct path coefficient and indirect path coefficients between the five indicators of urbanization comprehensive index of real estate and between seven indicators of real estate and comprehensive index of urbanization;Vertical aspects in time,using Eviews software to based on 1995 ~ 2014 economic data in China,the paper selects the proportion of urban population or urbanization rate to on behalf of the level of urbanization development,also selects the real estate development and investment to reflect the level of real estate development,through stationary test,cointegration test and Granger causality test to analyze causal link between urbanization and real estate.Finally, according to the analysis to be concluded,based on the current situation of urbanization and real estate development,the paper puts forward some practical suggestions for the coordinated development between the urbanization and real estate.
