绿色建筑具有良好的生态性能和经济性能，除了能够减少温室气体的排放之外，还能够减少碳足迹，降低全寿命周期成本。随着低碳经济的兴起，越来越多的投资者开始理解和接受可持续发展的概念，但由于绿色建筑具有较可观的增量成本，即使有强制性政策的支持，大多数投资者仍在观望。绿色建筑依靠各种绿色技术实现，如何合理选择经济适用的绿色技术、在实现绿色建筑功能要求的同时降低增量成本是当前亟待研究的问题。 本文在绿色建筑的成本效益分析的基础上，从绿色建筑全寿命周期的角度出发，讨论了绿色建筑和绿色施工的区别与联系，以及基于绿色建筑技术的成本分析方法，明确了绿色建筑的成本增量及其分布，通过对绿色建筑技术的分类和基于绿色建筑技术的增量成本及其效益的关联分析，提出了增量成本的投资回收期的增量分析方法。 本文研究的目的在于充分考虑绿色建筑同传统建筑相比其初始投资的增量，提出基于绿色建筑技术成本增量的投资回报率的增量分析方法，客观的评价绿色建筑的经济合理性，从而分析出影响绿色建筑增量成本的因素，总结出绿色建筑的投资获利空间，为广大投资者建立绿色建筑成本效益的基本模型。

Green building is a new kind of concept of building structure design which has great potential to help mankind to cope with environmental and economic challenges, as it is not only able to reduce green house gas emissions, but also to reduce the whole life of the building in its carbon footprint, and to reduce the structure of the overall spending. With the development of low-carbon economy, an increasing number of investors start to understand and accept the concept of sustainable development, some of them have gradually transfer their emphasis of business to green building, whereas most of them are still taking a watch-and-wait attitude. For the investors, the most important factor to be considered in the decision-making process is the future earnings of the project. Choosing can economical and suitable technology can decrease the increment cost significantly, quite a few green buildings improve their economies through optimizing design. Green building is presented in this paper, on the basis of cost-benefit analysis, from the perspective of whole life cycle of green building cost, discusses the difference and contact of green construction and green construction, as well as cost analysis method based on green building techniques, clear the incremental cost of green building and its distribution, based on the classification of green technology and based on the incremental cost of green building technology and benefits of correlation analysis, puts forward the incremental cost of the investment payback period of incremental analysis method. The purpose of the paper is to give full consideration to the green building the initial investment increment, compared with those of traditional architecture is put forward based on green building technology cost incremental analysis method of incremental investment rate of return, objective evaluation the economic rationality of green building, to analyze the influencing factors of green building incremental cost, summed up the green building investment profit space, for the majority of investors to establish a basic model of green building profit efficiency.
