商业房地产是用于零售、餐饮、娱乐、健身、服务、休闲等经营用途的房地产形式,它具有投资大、利润高、风险大、投资回收期长等特征。相比西方国家,我国商业房地产起步较晚,但近年来,我国大中城市纷纷出现了商业房地产开发的热潮,发展速度惊人,其建设规模已经赶超了许多发达国家。特别是,宏观调控对住宅地产过快增长进行有效抑制后,部分地产商纷纷转向商业房地产开发来弥补盈利的不足。我国的商业房地产经过这些年的发展,所取得的成就有目共睹,但同时也暴露了诸多的问题,尤其是业界广为关注的商业房地产开发模式。 通过文献查阅和实地调研,论文论述了国内外商业房地产商业开发模式的发展情况,在比较了传统商业房地产开发模式的基础上,综述了国内外商业房地产开发模式的相关理论与研究成果,在比较传统的商业房地产开发模式的基础上,详细介绍了商业房地产开发模式的设计原则;讨论了商业房地产从政府角度、从房地产企业角度以及从融资市场角度考虑的保障机制;结合我国商业房地产发展现状,总结出了适合我国现状的商业房地产三种开发模式,详细分析了低碳商业房地产开发模式和旧城改造成有文化特色的商业房地产开发模式。最后以山西省太原市双东商城为例进行了实证研究,分析了双东商城如何从传统商业房地产的开发模式发展为低碳商业房地产开发模式。

The commercial real estate is a form of real estate which is used in the field of retailing, catering, enterainment, health-building service and so on, featured by large investment, high profit margin, high risk and long period for investment recovery. Compared with western countries, commercial real estate start later in China, but in recent years, China’s large and medium-sized cities in the development of commercial real estate craze. With the surprising pace of development, it’s scale have caught up with many developed countries. In particular, the macro-control on the residential real eatate category effective excessive groeth inhibition, some developers have shifted the real estate development business to make up for the lack of profit. China’s commercial real eatate, after years of development, and achievements for all to see, but it also exposes a lot of issues, in particular, the industry is watching with great concern the development patterns. Firstly, the paper introduces the domestic and foreign commercial real estate development model, and summarizes the commercial real estate development of theory and research results. by looking up the literatures and doing the practical researches .Secondly, the paper elaborates the design principles on the basis of traditional commercial real estate development pattern. Thirdly, according to the situation of Chinese commercial real estate development, it points out the three types of commercial real estate development model Fourthly, it thinks that the government, owners, industry associations, Universities and research should to do something to create harmonious and smooth atmosphere to implement general contracting. Finally, as an example of Shuangdong Mall the paper analyzes how it change the model from the traditional commercial real estate development mode to low-carbon commercial real estate development.
