随着《不动产登记暂行条例》的发布与实施,对城镇的各项不动产数据进行整合,建设城镇不动产统一登记管理信息系统,已经成为了下一步城镇不动产统一登记发展的要求。
在城镇不动产数据库整合技术与方法的研究过程中,本文首先对城镇地籍数据库和城镇房产数据库进行了深入的学习和分析,并且认真研究了《不动产登记数据库标准》为城镇不动产数据库的整合夯实标准依据;结合新的不动产权籍测量技术与GIS平台二次开发功能,提出城镇不动产整合的技术方案和具体的技术细节,最后结合具体的实验数据数据完成城镇不动产数据的整合。本文主要做了以下几方面工作:
(1)对城镇地籍数据库、城镇房产数据库从建库意义、内容、结构、方法以及权属调查等方面进行全面分析。
(2)深入研究了《不动产登记数据库标准》,研究了不动产统一登记数据库的内容、数据组织与管理方式、非空间属性数据结构等各方面的数据标准,为城镇不动产数据库整合夯实标准依据。
(3)针对城镇不动产数据整合,结合“全站仪自由设站落宗”测量方法与基于GIS平台二次开发的“映射关系模型”快速建立方法,提出城镇不动产空间数据和非空间数据的整合方案,并且应用上述方案与具体的技术方法来对城镇不动产数据进行统一整合。
(4)基于GIS平台,结合河南某县的不动产统一登记项目数据,应用本文提出的不动产整合方案和具体的数据整合方法,对城镇地籍数据库和城镇房产数据库进行实验性统一整合,实现了城镇不动产数据有效快速的整合。

With the issuance and implementation of the Provisional Regulations on Real Estate Registration, we should build a unified registration all round for urban real estate data so that we can manage information system for urban real estate, which has become the necessary direction for the further development of unified real estate in urban areas.
In the process of urban real estate database integration technology and methods, this paper firstly learns and analyzes the urban cadastral database and urban real estate database deeply, and studies Standards of real estate registration database to Tamp the standard basis for Integration of urban real estate database. Combined with the new real estate property measurement technology and GIS platform secondary development function to put forward the technical scheme of urban real estate integration and specific technical details, and finally combined with the concrete experimental data to complete the integration of urban real estate data. This paper mainly does the following work:
(1)A comprehensive analysis of urban cadastral database and urban real estate database from the aspects of construction significance, content, structure, method and ownership investigation.
(2)In-depth study of the "real estate registration database standard", studied aspects of data standards for the real estate unified registration database content, data organization and management, non-spatial attribute data structure to consolidate standard basis for the integration of urban real estate database
(3)Aiming at the integration of urban real estate data, this paper puts forward the integration scheme of urban real estate spatial data and non - spatial data, combining with the method of "total station free station" and "mapping relation model" based on secondary development of GIS platform, and builds a unified registration for urban real estate data by appling the program and the specific technical methods
(4)Based on the GIS platform and combined with the real estate unified registration project data of a county in Henan Province, this paper applies the real estate integration scheme and the concrete data integration methods to experimentally integrate for the urban cadastral database and urban real estate database ,and finally realized the real and rapid integration of urban real estate data
